Holiday Rental Listings Drop 15% in the Canary Islands, While Booking Demand Hits 96%

CANARY ISLANDS – The number of holiday rental properties advertised on digital platforms across the Canary Islands has fallen by 15% over the past year, according to the latest official figures released by the Canary Islands Statistics Institute (ISTAC). Despite the shrinking supply, demand remains exceptionally strong, with over 95% of active listings securing bookings during July.

ISTAC’s Experimental Holiday Rental Statistics show that 39,678 holiday homes were active in July 2026, offering a combined capacity of 162,426 guest bed spaces. This represents a 15% decrease in overall properties and a 16% drop in total available beds compared to July 2025.

Tenerife Dominates the Market with 41% of All Listings

Tenerife continues to lead the holiday let market across the archipelago, holding 41% of all advertised properties on digital platforms. The market share among the main islands is distributed as follows:

  • Tenerife: 41% of properties
  • Gran Canaria: 21% of properties
  • Lanzarote: 17% of properties
  • Fuerteventura: 14% of properties

Together, these four islands account for the vast majority of holiday rentals available across the Canary Islands.

High Demand Meets Stricter Municipal Regulations

The statistics highlight strong commercial performance for remaining operators: out of the 39,678 properties available in July, 37,897 received at least one reservation —representing 95.5% of all active listings.

This decline in available properties comes amid increased regulatory scrutiny from regional and local authorities aiming to enforce planning compliance. For instance, the council in La Laguna recently de-registered 1,093 holiday rentals after discovering that 92% lacked appropriate municipal permits.

Meanwhile, Arona in southern Tenerife remains one of the Spanish municipalities with the highest concentration of holiday accommodations.
